renovation 2008

The building dates from the early 20th century and presented itself in good condition without appreciable damage to the historical fabric. The renovation of the villa was directed not just at modernising the living units and provide them with the standard usual today, but also to offer a high degree of convenience – such as for example through the installation of KNX bus controlled building technology. As well as pure convenience functions like lighting control, the system also assists the efficient use of heating energy. Heating requirements are automatically detected room by room through occupancy detectors depending on user habits.

Many details from the time of its construction were preserved in the building, for example the lead glazing in the staircase, the front and apartment entrance doors and the wooden staircase. The aim was to preserve the charm and character of the building and to refurbish and continue to use details such as door plate and window and door fittings.

The external appearance of the villa was to be preserved. The only modification was to the southern corner of the building, in which the apartment in the mansard floor was to be extended with a terrace over the existing winter garden. This terrace was integrated into the façade taking the existing appearance carefully into account.

The building also needed to be improved from the point of view of energy. The roof was consequently provided with a new heat-insulated covering, which was installed on the ceiling of the mansard floor. The attic remained unconverted as a cold roof space. Existing coupled windows were replaced with windows with Thermopane glazing.
